I don’t love the word “downsizing.” It sounds like giving something up. The families I work with aren’t giving up anything. They’re rightsizing: choosing a home that fits the life they have now, whether that means fewer stairs and less yard work, or more bedrooms and a bigger kitchen.
Signs it might be time
- Whole rooms go unused, but you still heat, clean and insure them
- The stairs, the yard or the snow feel harder every winter
- You’d like to be closer to children, grandchildren or the things you love to do
- Or the opposite: your family has outgrown the house, and everyone is on top of each other
Step 1: Picture the next 5 to 10 years
Before we talk about houses, we talk about life. Where do you want to spend your time? Will you travel? Do you want one-floor living, a first-floor primary bedroom, a condo with no exterior maintenance, or a neighborhood where you can walk to town? Writing this down keeps the search focused and the decision confident.
Step 2: Know your numbers
- What your home is worth today. Start with a free home value review based on real MLS PIN sales near you, not an online estimate.
- What you’ll net. I’ll prepare a net sheet with the Massachusetts selling costs, including the deed excise tax. My Seller Guides explain each one.
- What the next home will cost each month, including taxes, insurance and any condo fees. Try the mortgage calculator on my Buyer Resources page.
- Taxes on the sale. Many homeowners can exclude a large part of the gain on a primary residence, but the rules depend on your situation. Talk with your tax professional before you list.
Step 3: Decide the order: sell first, buy first, or both at once
This is where experience matters most. Selling first gives you certainty about your budget. Buying first means you only move once. Many of my clients do both together, with a sale contingency, a longer closing, or a rent-back that lets them stay in their home for a short time after the sale. I’ll lay out the options for your situation and the pros and cons of each.
Step 4: Sort, keep, give and let go
Decades of belongings can feel overwhelming. Start early, one room at a time, and begin with the easy spaces (linen closets, the garage) before the sentimental ones. Invite family to choose keepsakes first. Then bring in help: estate sale companies, donation pick-ups and clean-out crews. I’m happy to connect you with people I trust.
Step 5: Prepare the home for its next family
Small updates often bring the biggest return: fresh paint, good lighting, a deep clean and simple staging. Line up the Massachusetts paperwork early, including the smoke and CO certificate, a Title V inspection if the home is on septic, and the lead paint notification for homes built before 1978.
Step 6: Find the right next home
Browse every listing on my free Massachusetts home search, or let me set up a search for one-floor homes, condos or larger homes in the towns you love, and get the weekly open house list. Compare towns with my free Town Guides.
