Halloween to New Year’s: Why the Holidays Are a Smart Time to Buy, and to Sell, in Massachusetts

New England colonial home at dusk with light snow, warm lit windows and a wreath on the front door

Every fall I hear the same thing: “We’ll wait until spring.” Plenty of people do, and that’s exactly why the stretch from Halloween to New Year’s can be one of the smartest times to make a move. After 30 years of helping Massachusetts buyers and sellers through every season, here’s what the holidays can offer each of you, and how to make the most of it.

The buyer’s advantages

1. Less competition

Many buyers step back between Thanksgiving and New Year’s. Fewer people at open houses can mean fewer competing offers, less pressure to waive protections, and more time to think a decision through.

2. Sellers who list now usually mean it

A home on the market in December is often there for a reason: a job change, a new home already bought, an estate to settle. Motivated sellers can be more open to conversations about price, closing dates, repairs or credits.

3. You see the house at its toughest season

New England winters tell the truth about a home. You can feel how the heat keeps up, spot drafty windows, check how the driveway and walkways handle snow, and look for ice dams or water at the foundation. Ask for the past year’s heating costs, too.

4. More attention from your team

With a lighter calendar, lenders, attorneys and inspectors can often respond faster. That helps you move confidently through the Massachusetts timeline from offer to closing.

Buyer tips for a holiday purchase

  • Get pre-approved now so you can act when the right home appears. I recommend Shant Banosian, Rate (NMLS #7206): (617) 827-6674. Tell him Rose said to call!
  • Plan around the holidays: offices close on some days, so build a little extra time into inspection and closing dates.
  • Book inspections early. If the home has a septic system, ask whether the Title V inspection is already done, since frozen ground or snow can slow scheduling.
  • Run your numbers with the mortgage calculator on my Buyer Resources page, and compare towns with my free Town Guides.

The seller’s advantages

1. Less competing inventory

Many sellers wait for spring, so fewer homes come on the market during the holidays. A well-prepared listing can stand out instead of getting lost in a crowd.

2. Serious buyers

The people touring homes in December usually have a reason: a new job starting in January, a lease ending, a need for more space. Serious buyers tend to make serious offers.

3. A home feels its warmest

Soft lighting, a cozy living room and a clean, welcoming entry help buyers picture themselves celebrating there. Keep decorations light and simple so the home itself stays the star.

4. Get ahead of the spring rush

If you also plan to buy, selling first lets you shop in spring with your sale behind you and your budget clear. Even if you list later, preparing now means you’re ready on day one.

Seller tips for a holiday listing

  • Keep walks and the driveway clear of snow and ice, and keep the home warm and bright for showings.
  • Use photos that show the home’s best season. If you have summer photos of the yard or gardens, we can include them.
  • Line up the Massachusetts paperwork early: the smoke and CO certificate, a Title V inspection if you have septic, and lead paint notification for homes built before 1978. My Seller Guides explain each one.
  • Be flexible with showings around your holiday plans. A few well-chosen times work better than none.
  • Know your number: start with a free home value review based on real MLS PIN sales near you.

A note on taxes and timing

Closing before or after December 31 can affect what you report for the year. Ask your tax professional how the timing applies to you before you pick a closing date.
